Today, I woke up at 9am and had a cup of coffee while I listened to abc World News Tonight with David Muir.

Then our landlord Patricia and her husband, Matt, stopped by to fix the washer and pick up the TV for repair. Matt quickly fixed the washer which ended up being an embarrassingly simple issue. All it needed was to turn on and off the water pressure valve. Apparently, this can cause an issue sometimes if the pressure registered by the washer is not sufficient or is disrupted.

In the early afternoon, I re-painted part of the bathroom. The air flow and ventilation is not very good so there are water stains. Patricia and Matt had indicated they would touch it up but we offered to do it since it was a fairly simple task and they had the paint and brushes. We wanted to do it prior to us leaving on the 16th so it would look good for any tenants we sublet to.

Much of the rest of the day we became embroiled in issues with our planned sublet of the Lagos apartment starting in only 3 days. The prospective tenant refused the agreed payment schedule and now wanted to pay later which was only one day but would be after they moved in and after we flew out to the UK. So, we said we could not accept the change as it entailed too much risk on our part. The tenant said they could not pay according to the original agreement because they would not receive their paycheck until later. The sublet was only supposed to be for a couple months but we became concerned so we called their prior landlord to solicit some feedback. The prior landlord was actually a cousin of the husband but they indicated they had to ask the prospective tenant to move out indicating they were loud and rude. This only further heightened our concern and given the breach in payment terms we decided we were better off to not to proceed with the arrangement and to find another tenant even though the timing was awful.

So, we refunded 50% of the deposit since we would definitely incur costs from the vacancy and potentially needing to use a third party to list and show the apartment since we will be gone. The prospective tenant became extremely belligerent as they were unwilling to recognize their demanded change to the agreed payment terms and they felt we should refund 100% of the deposit. The tenant even made some threats alluding to physical violence. We really wanted to distance ourselves from these individuals so we just refunded the full deposit so we could focus our attention on finding new tenants.
